Original Building Area: Ceiling clearance for 551,000 square feet of manufacturing area is between 22' and 23'. There are currently a few areas with clearance as low as 16' feet due to compressed air piping, chilled water piping or electrical buss duct systems. These piping and duct systems can be removed with investment.
Recent Addition: The ceiling clearance in a newer 251,000 square feet portion of the facility has ceiling clearance of 25' in the center to 18' at each side, depending on location of roof pitch.
Existing Leased Area: The property currently has a leasee that occupies an 81,000 square feet portion of the building. The ceiling heights in this area range from 18' to 25'.
Office Area: The remaining 217,000 square feet of space is designated as office space, with both single and double levels including: labs, maintenance shops, bathrooms, cafeteria, conference rooms, and other quality related areas with walls and doors. Many of these areas can be changed into manufacturing areas with investment.
The facility has been upgraded to FOOD GRADE and can accomodate any type of food manufacturing and/or processing.
Fire protection consists of 30 wet systems with flow switches and one dry system for bailer room and receiving dock. There are two on-site pump stations that provide thousands of gallons of extinguishing water in case of emergencies. The entire system is monitored by outsourced security and fire protection services company.
There are 89 docks doors that will ensure you have the loading and unloading capacity to meet any need you require.
The building has an extensive and modern compressed air and chilled water system.
This facility is serviced by Greeneville Light and Power and is located adjacent to two electrical sub-stations, and can operate up to five-megawatts of power usage. The ability to operate from a switch-over power system from these two different sub-stations that will eliminate potential down-time.
There are 1,600 designated employee parking spaces, including handicap access along with parking for over 217 trailers.
There is a Norfold-Southern rail spur located on the property with on/off loading ramp for rail deliveries.
The entire plant is secured with 24-hour monitoring system.
